What You'll Own

This isn’t a passive support role. You’ll be responsible for the accounting operations that keep the portfolio running smoothly.

Team Leadership and Management:

    • Lead and manage a total staff of 9, including 2 virtual Managers.
    • Oversee all aspects of the employee lifecycle, including hiring, termination, performance management (reviews and compensation recommendations), coaching, and talent development.
    • Lead 1x1s, team meetings, and team-building initiatives.

Property Accounting and Financial Reporting:

    • Oversee the financial management of all MHP properties, ensuring deadlines are met and taxes/insurance are paid.
    • Manage the monthly close process for the MHP portfolio, including maintenance of the close calendar.
    • Establish and record complex accounting entries such as accruals, amortization, rate cap activity, and bad debt accruals.
    • Perform monthly review and analytic analysis of Balance Sheets, Income Statements, and Cash Flow statements at the property level, communicating unusual variances to the Asset Management team.

Cash, Bank, and Debt Management:

    • Oversee all property and management company bank accounts (approximately 80), including opening new accounts, executing fund transfers, initiating/approving wires, and serving as a bank portal administrator.
    • Ensure weekly bank reconciliations are completed and aged items are resolved.
    • Manage internal and external Lines of Credit (e.g., Triad, 21st Mortgage, Debt Funds), including recording new loans, monthly principal/interest reconciliations, and coordinating funding for payoffs.
    • Review weekly MHP cash position reports and coordinate funding needs with Asset Management.

Compliance, Tax, and Policy:

    • Establish technical accounting policies and provide ongoing guidance to enforce accurate accounting (e.g., NOI vs. below-the-line, capitalize vs. expense).
    • Oversee all Sales Tax functions, serving as the company liaison with the accounting firm, ensuring licenses are in place, rates are maintained, and monthly reporting and payments are timely.
    • Manage the Annual Federal Tax Returns process, including establishing a timeline for financial statement delivery to the CPA firm and resolving intercompany discrepancies.

Acquisitions, Dispositions, and Due Diligence:

    • Provide accounting support for property acquisitions (recording initial closing entries, opening bank accounts, setting up accruals) and dispositions (recording settlement statements, coordinating lender closeouts).
    • Provide requested financial information to potential buyers during due diligence.

Accounts Payable and Credit Card Oversight:

    • Oversee the Accounts Payable Team, establishing and enforcing controls over all forms of payment.
    • Monitor aged payables for timely payment and provide accounting guidance for expense coding.
    • Ensure adherence to the company credit card policy, monitor credit limits, and troubleshoot vendor issues.

  • Deep Technical Expert: Possesses mastery of technical accounting, ERP/GL management, and a comprehensive understanding of property, cash, debt, and tax accounting.
